You don’t get to make up your own rules just because the lease is “informal” or the property isn’t registered with the RTA. If someone is paying rent and living on your property - that’s a tenancy. And guess what? That means you’re legally bound by Queensland’s Residential Tenancies Act.
Let’s break it down:
✅ You cannot enter the premises without notice.
✅ You cannot tell your tenant who can visit or how long they can stay.
✅ You cannot increase rent on a whim - it must be formal, fair, and follow the law.
✅ You cannot refuse to return a bond just because it wasn’t properly lodged - that’s illegal, by the way.
✅ You cannot harass, intimidate, or micromanage tenants - your role is landlord, not puppet master.
And no - sharing tank water, a pool, or a driveway does not give you control over someone’s life.
This isn’t just about one situation - it’s a pattern I see too often: vulnerable tenants, often single mothers, being controlled and exploited by landlords who think they’re above the law.
